All figures are flat 2026 dollars: no inflation, no financing and no discounting. Inflation tends to favor turf slightly, because most of the turf cost is paid upfront while lawn costs rise over time. Financing favors the lawn, because interest adds to the turf side.

How to get better inputs

  • Lawn care: add up last year's invoices, including aeration, overseeding and sprinkler repairs.

What a breakeven number does not capture

Money is only part of the decision. Turf saves time every week, stays usable after rain, and survives dogs and shade where grass fails. Frequently asked questions

Does turf increase my home value enough to change the math?

Possibly, but not predictably. In water-restricted markets a well-installed, recent turf lawn can be a selling point; elsewhere buyers may be neutral or see it as a future replacement cost. We do not add resale value to the model. See home value and ROI.

What if I keep the turf longer than its rated life?

Extend the lifespan input. Many lawns stay serviceable beyond the warranty period, especially in moderate climates with light use. Each extra year without replacement improves turf's position because only upkeep is added.

Should I include a rebate?

If your water agency confirms that artificial turf qualifies, subtract the rebate per square foot from the install cost input. Many programs exclude turf, so verify before counting on it.

Why is the replacement cost lower than the original install?

Replacing turf usually reuses the compacted base, which is a large share of the original labor and material. Removal, disposal, new turf, seams and infill remain. If the base has failed, use the full install cost instead.
